Hi, want to check when a property is listed as $xxx (starting from), does that mean that there is really for negotiation? So if my budget is a bit lower, i should juz skip the unit and not waste time?

Also what does guide price mean?

Good morning buyer,

If the asking is stated as starting from xxx, it usually means the seller is looking above xxx amount while guide price is seller is looking around that asking.

Both asking stated have little room for negotiation.

You can view first then make an offer to see whether seller's willing to take up. At the end of the day, it's the seller who makes the call.

If you want a hassle free purchase process, you might want to engage a real estate salesperson to handle all these for you and filter out which are the units that best fit your budget.

Hi,

"Starting from" usually means the seller is looking for a price above the asking, and "guide price" usually means a price around the asking will close the deal.

It need not mean you should skip the unit as sometimes things can change during the negotiations process. Ideally, you should engage a professional agent to manage the process for you so it can be hassle free. Thanks and hope to assist further.

Hi buyer,

Do not skip it. Right now, it's slightly harder to find matching or genuinely interested buyers, so you never know what might come out from your offer.

Currently it is a buyer's market and therefore there is always room for negotiation depends on how urgent the owner needs to sell the unit.
