Hi there. We will have about 600k in cash and cpf if we sell our HDB. However, we are thinking of getting 2 private condos. One for staying and one for rental. Is this a wise move? Or should we be conservative and just purchase one unit? Concern is my Wife intends to resign from her job and be a Stay home Mom. Appreciate any kind advice. Thanks.

Hi Sir,

To be honest, the rental yields for condo units now are not very attractive as there are more supply as compared to demand. Our government is also restricting the numbers of Employment passes that were issued out every year resulting in a shrink in the pool of potential tenants.

In my opinion, it will make sense for you to upgrade to a condo first and keep the extra cash on hand to keep a lookout for good investment in the future when the market condition improve. This is because by buying 2 condos now, it may be financially taxing since you will be the only 1 working.

Good day sir / madam .

Firstly , present condo prices provide a very low rental yield of few per cent only. It might not be a fruitful time to buy a 2nd property for investment .

Secondly, If finances and TDSR total debt servicing ratio permits ( TDSR meaning your income in relation to how much you can borrow ) , you should consider buying the 1st private property as sole owner , so as to free up your spouse name for future use if buying a private property later on ( to avoid paying ABSD and to avoid lock in CPF minimum sum ) .

As far as investment is concerned , given a choice if your are a Singaporean, you should not pay the HEFTY ABSD .
