Personally, I do not think this is got anything to do with ethical or not. Since the original tenant has left, and also you got the pro rated agent fees paid to the agent refunded back to you, technically speaking, you have not lost anything other that the potential loss of rental income due to this early termination of lease if you wish to put forward. As an agent, we are unable to control if tenants will terminate their lease prematurely or not. If I were to be the agent involve in these 2 rental assignments, of course I will exercise some flexibility in perhaps reducing the commission on your end, but to be fair, there is not a need to, ethically or professionally. It is more of a personal thing that I will usually do, however, I have also noticed that many of my clients do not appreciate such gestures of goodwill too. So it is really very difficult to balance out these things.
