Hi there. i need your kind advice. I rented apartment. I already sign TA and expired next December 2014. (more the 1 year). They really make us un confortable. More the 20 buyer view the appartment.My landlord inform that they sold the unit. But i am sure that i have to leave out. So what right should i claim from landlord for breach of contract.

Need your professional advice.
I have to look for new appartment i sure.

Evening Jerry,

As per TA, private or HDB, there would be a clause indicating that the owner have the right to market the unit and bring in buyers for viewing. They would however be required to inform you of such intention. Hence you do not have any rights but to oblige. And to breach the TA based on this particular aspect will give you zero ground to work on.

Hi Jerry,

I always believe in working things out amicably for all situations. Words like legal rights and compensation, in my opinion creates a negative atmosphere when it comes to such issues and there is always a tendency to get the situation worse than it should be.

In addition, I am sure that should the situation arise that your new landlord wants you to move although the tenancy agreement has not expired, it will be a better situation to seek new accommodation since I feel that there will be an air of unhappiness for you to stay on which you are legally entitled to based on your tenancy agreement. I would strongly advise to seek a win-win situation with the new landlord should they want you to move out.
