Hi there,
I am currently staying with my parents. I am looking to purchase a 3 room flat(1980s) in hougang area. I am 48 yrs old. From what I have gathered so far from reading the Q&A, an agent is not needed to buy a 3 room flat. An agent can only collect comission for his services from the seller. My question is if I were to engage an agent to scout for a flat, is comission payable? Can this comission be negotiable? Are there agents who would accept a negotiable comission?
Please kindly advise.

By the way, the commission of a buyer agent is only at 1% with gst and usually it is non negotiable, cos 1% of the purchase price is really not a lot money to start with in the first place.

Commission applicable on purchase of HDB can be negotiated yes, but are you ready to compromise on the service level provided?

1) There are buyer's agents and seller's agents. They are performing a different roles in a transaction.
2) They will protect the interest of their client in a transaction. Thus their priority is to ensure their client gets the best deal.
3) Due to the nature of a property transaction, dual representation is prohibited in Singapore.
4) Yes, the commission is negotiable, so you will have to reduce your expectation when paying less.
