Good morning Arshad,

Care to share your requirements and budget in mind?

As a foreigner, you are eligible to purchase private condo, apartments or landed in Sentosa.

Do you intend to take up a loan? Do take note that if your income is overseas, it might subject to haircut of 30%.

If you are eligible for 75% loan, you need to come out with these amount:

1) 25% downpayment in cash
2) stamp duty (3 to 4% depends on purchase price)
3) additional buyer's stamp duty as foreigner (30%)
4) legal fee etc

If you buying a $2m property, you need to come out up to 59% of the purchase price initially. This will be on top of the 75% max loan.

Perhaps you can share more with me so I will be in a better position to advise and assist further.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

YT Tan

Hi Arshad

1) As a foreigner you can enjoy the same bank rate as the citizens and permanent residents.
2) Your loan amount will be based on your income and resources locally and overseas, using the same assessment mechanism known as TDSR (Total Debt Servicing Ratio).
3) This means that you can only be allowed to use 60% of your income for the mortgage loan. This is too applicable to all citizens and permanent residents in Singapore. This is to ensure you are not over-committed to buying a property in Singapore. And the maximum loan you can get from any bank in Singapore is 75% (loan-to-value) of the property.
4) There is no limit on how much a property you are allowed to purchase. You are also allowed to purchase any type of tenure of the property be it is freehold, 999 yrs, or 99 yrs.
5) Your only limitation on property selection is you are not eligible to buy any landed property regardless of the tenure type.
6) You are also subject to a 30% ABSD (Additional Buyer Stamp Duty) for any property purchase in Singapore.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
