Hi Sir,
I currently own an EC with my spouse that's yet to MOP. I would like to check if we can purchase another dual key unit EC/private after MOP if we are not going to dispose of the current unit. Understand that there will be ABSD imposed. Please confirm our understanding.

Good morning.

Thanks for your enquiry. Yes you can purchase resale EC or private condo dual key unit once the MOP of 5 years of your current EC is met. You can also consider to go for decoupling where one of the owners name stays with the current EC, while the outgoing owner goes to purchase the next property. Outcome will be one property under each individual name, and no ABSD since its the outgoing owner's first property count purchase.

Yes you may purchase another EC or private property after MOP and ABSD is applicable if you were to purchase together under both names. One way to structure the purchase is to do a decoupling on the current property after MOP and proceed with the purchase under just one name. In this way, ABSD is not applicable.

Hi,

Yes, you will be free to purchase another residential property after you have fulfilled the MOP to your current EC.

ABSD of 12% will be payable for Singaporean's second property purchase. As your current property is a private property, you will have the option to restructure your property ownership so that you may be able to save on the ABSD.

One such way is by doing "decoupling" of your current property. There are some other ways which may be suitable for you to consider too. Do get in touch with me for further discussion.
