May I ask if you are looking for own stay or investment? From an investment + own stay point of view, you should possibly consider new launches , for the greater % capital appreciation and robust rental yield it has shown to display over the years in comparison to resale, not to say the latter is any less competitive, however, from the financial returns point of view, its imperative to focus on the maximisation of profits in the long run while you stay.

Perhaps you could share additional requirements from your end as well as discuss further more on your objectives so that I can compute and narrow down to a list of ideal properties to target. Properties are plentiful - but what exactly to target is the dilemma.

In a purchase, of course location plays a huge part in consideration. It depends on your needs and objectives. If you are looking for projects with better facilities or projects which may appeal more to tenants, then newer development may be ideal. However, if you are looking for more spacious kind of layout and more value for money unit, then you may want to consider older developments.
