I am the owner of a 3 room HDB flat in Clementi and wish to rent out a master bed room for less than a year, preferably from Jan to Jul or Aug2022. I will be relocating to China and stay there for at least 2 years. Meaning, I will be looking for a tenant to rent the whole unit in estimated Aug2022 (after the end of the short rental) depending on how fast I can get my visa from China Embassy. My MOP is 1Jun22.
Information on the flat:
1) Fully furnish;
2) Move in condition;
3) Mid level;
4) Airconditioned; and
5) Clementi Ridges unit.
Some questions I have as follows.
A) Landlord still in Singapore: For rent of master bed room less than a year ;and
B) Landlord is in overseas: rent of whole 3 room flat unit for 2 years or more.
For A) and B),
1) If I engage an agent, how much commission the agent will get?
2) Is utilities (gas, electricity, water) payable by landlord/ tenant?
3) Do I need a tenancy agreement?
4) If there is any damage to my furniture/TV/furnishings, can I get the tenant to pay for the repair?
5) Can I get a 1 month deposit first to compensate for any damages to my furniture/TV/furnishings or offset the month tenant default on paying his/her rental? How does deposit works?
For B) only,
6) When I am in oversea (B), if eg: aircon is spoilt and require maintenance, will the agent help me to settle with tenants?
7) When I am in oversea (B), if tenant terminate the tenancy agreement earlier, will the agent who source for this tenant looks for replacement and seek compensation from the 1st tenant?
8) When I am in oversea (B), will the agent help me to ensure the tenant do not sublease to other tenant?
9) If I intent to rent out after expiry of first 2yr or more rental, can the 2nd rental be done online as I am in oversea?
