Hi Property Gurus,

We are ready to sell our 5I Flat @ CCK and move back to the East, but however looking at wide options on our next choice. Should it be of best recommended to first sell current flat and move to a rental whilst exploring & deciding to next purchase.
Or find best means to get both transaction in a convenient period? Seems to me that the timeline on both could be loosely predictable.

Dear sir/mdm,

The administrative timeline involved in a real estate transaction can be pretty predictable, other than the circuit breaker situation now where HDB is not processing any resale applications.

As such, the consideration then will boil down to individuals. Doing a concurrent transaction maybe ideal in terms of time and costs, as we do not need to experience moving of house twice in this situation, however, it could be a situation of selling or purchasing under duress when we have an offer for our current place and we need to purchase something to meet the time line and vice versa.

The key to an optimise decision making process will be to understand the market dynamics, what is the probable timeline to find a matching buyer? Some estates tend to take a longer time because it is less preferred, where even dangling an asking price below valuation may not attract buyers. On the other side, what are your purchase requirements like? Are there ready supply of such units available for selection then? Where families have niche requirements, it is often advised for them to either purchase first before selling or to sell first, rent in the interim while they look out for a suitable purchase.

If you are willing to rent during the interim period , or have alternative temporary accommodation, it would be good to sell first , thereafter during the rental period , take your own time to shop around to buy and also factor in renovation time for your EAST side property .

Another possibly , if your cck property is popular with buyer therefore more options for you , you can negotiate for 3 months extension stay for your family to stay after sales completion , on the same note , please note most buyers are not agreeable to such term which convenient your family at their inconvenience.

If you are able to sell your hdb with 3months extension stay , you will not need to shift twice and not need to pay for temporary rental .

I have handled transactions where seller did not have to put up on an interim place of stay despite selling their flat first. However I do admit in such transaction, timeline are tight and you have a lesser pool or buyers and lesser units on the market that you can consider. From the question you posed, I understand you might be very particular in terms of choosing the right house. In that case, why not you keep your mind open in a way that during the selling transaction, you are open to both concurrently selling and buying a unit at the same time in order for you to shift in smoothly or rent an interim place in case you did not manage to get a house to your liking in time?
