Hi property guru, PR need to pay BSD and ABSD to buy condo, we would to know how much the hidden cost such as lawyer fee, agency fee etc. Do we need to pay stamp duty for loan as well? For new project condo vs resale condo, which one is worth?

Hi,
PR's pay an additional 5% ABSD for their 1st property. But, this is very negligible compared to foreigners who have to pay 30% ABSD.

Lawyers fees range from 2k onwards depending on how much the property costs. Buyer DOES NOT pay the property agent any fees. So, my services are free!

As for new projects vs resale condos, the key is financial management. Many yuppies tend to go for new launches because, they make progressive payments and find it easier to service their loans this way. However, newer properties are more compact compared to older ones.

The key decision is yours. What do you want in the property that you are looking for, is it size, convenience, facilities, location etc etc.

Good evening,

Initial outlay will be as such if you are SPR and eligible for max 75% bank loan.

- 25% downpayment (minimum 5% in cash)
- stamp duties (BSD and ABSD)
- legal fees varies between new launch and resale (approx $3k)
- valuation fee varies on purchase amount
- $500 stamp duty on mortgage
- agent commission depends on situation. Usually we will get from developer or seller's agent.

I will propose to buy something within your means. If you have immediate need and doesnt prefer to wait for new unit or pay rental, then resale will be the way.

We have to compare projects be it new or resale to see which is much suitable for you.

Good evening,

For SPR 1st residential purchase in Singapore,

D/P Cash 5% 50k
D/P CPF OA 20% 200k
Max Bank Loan 75% 750k
BSD and ABSD and legal fees approx 8% $80k

There is stamp duty for mortgage but its capped at $500 and typically quoted with the legal fees together.

New and resale both have its pros & cons. Would like to understand your scenario better to advise on the best fit, as it will depend on your objectives and timeline.

Besides the BSD and ABSD, you will need to factor in the lawyer fee which is in the region of 2.5k. There is no commission and stamp duty on the loan. I will be happy to give you an overview of the purchase timeline and highlight to you the important issues to take note of.

1) The following are the costs of buying a private property:
(a) Lawyer fees: $2.5~$3k if the property is below $2.5M
(b) No agent fees for buying.
(c) There is a mortgage stamp duty of $500. This is a compulsory cost for any mortgage loan, and the maximum cost is $500.

2) There are many reasons why some choose a new project condo and some choose a resale condo. It is not easy to list it all out.
3) I would summarise the final choice mainly lies on the following factors:
(a) Immediate and future needs.
(b) Currently available budget.
(c) Expectation of ROI, etc.
