The reason why we are definitely unable to explain. As for all projects, there will be a certain amount of enbloc potential. Ris Granduer is not exactly an old project therefore chances of it going enbloc will not materialise in the next couple of years. If you are looking for own stay, it is still a relative good project to put your money into. I am marketing a 3 bedrooms unit in Ris Grandeur if you are keen to make arrangements for viewing.

Its hard to speculate.
99 years tenure may seem cheaper for developers to buy.
Freehold maybe more attractive to potential future owners. But may cost more..
If it is within your affordability, you might consider giving freehold a shot !
Either there is an en-bloc or you can keep it forever.
