Hi Prop guru's

I am a SPR who owns ( mortgaged) Condo in SG. I have used part of the CPF to purchase the condo. I am relocating overseas and don't plan to sell my condo now and will be renting it out. However i have a few question on the future of the condo sale :

If i stay overseas for long and loose my REP due to not staying in SG :

a. Does that mean i need to sell my condo at the time of loosing the SPR status ?

b. if i loose my SPR status and i am allowed to keep the condo then i would prefer to keep it rented , however do i need to pay CPF money back to the CPF account as i would be required to close my CPF account on loosing the SPR status or will the CPF board refund whatever is left in CPF when i close the CPF account.

c. Finally will i have issued if i sell this condo say 10-15 years down the line as a foreigner with no CPF account existing.

Hi, you do not need to sell your condo when you lose your SPR status. In regards to the CPF portion, it is best to check with CPF board on this as they are the best people to advise you accordingly to the situation on this. There is no need to sell your condo if you lose the SPR status and there is no need to refund your CPF monies used for the condo to your CPF account since the monies in this account should be "returned" to you as you are no longer SPR. For more details, you can speak to CPF board to find out more. Happy new year! You should try applying for HFE to see what are the options you have in terms of purchasing.

First and foremost, you don’t need to sell your condo just because you’re losing your PR status, as foreigners are also allowed to own property in Singapore.
As for the CPF refund, it’s best to contact the CPF Board directly for confirmation and guidance

Hi,

1) You wouldn't required to sell your private property in Singapore when you lose your PR, unless it is a HDB flat.
2) This is because Singapore allowed foreigner to own private property but not a HDB flat.
3) If your PR is renounced, you won't be allowed to keep a CPF account.
4) The CPF account will just closed and return the balance to you in cash.
5) The money in CPF account was primarily your money that deposited in to safekeep for citizens and residents for your retirement. Therefore, whatever being used is used, and full stop.
6) When you sell the condo in future, you can keep whatever is balance in cash after deduction from the outstanding loan and expenses for the selling.
