Hi new agent here , I have a case that need to seek advice. I have a friend signed tenancy agreement to rent a common room for $700 for 1 year. The time she signed the contract was holding valid work permit. Within this 1 year period unfortunely she quit her job 2 months time only got back the work permit with new company. But within these 2 months she do pay rental to owner like normal and told owner will get the job asap. Owner agreed too. But now suddenly The problem is owner ask her to leave the place by giving her 1 week notice and refuse to give back the $700 deposit. My question is owner right to do this ? The tenancy agreement was go through stamp duty pay by tenant. What she can do to claim back the deposit from owner? Go to small claim court? And the agent in this case can't do anything ; by the way owner is friend to this agent actually. Thanks
