Hi.. need urgent help.. I have to break my lease early due to my company sending me overseas.. I am willing to get a replacement tenant at same rent as me, but my landlord is being greedy since market rental is much higher.. landlord asking me to pay 1month agent comission as per new rent.. is it fair for landlord to ask me to pay 1mnth agent comission even if I am willing to provide replacement tenant?

In the first place if you do not have the premature termination clause in your lease agreement, then the exit terms can be negotiated and landlord is not obligated to accept any replacement tenants even if it is done at your own costs. Of course, if landlord is nice (like 1 of my landlord who accepted a replacement tenant recently when the tenant is being posted overseas during the lease period), that is nice but we know not everyone is the same.

Therefore you need to decide whether to drag this issue on further or just accept the landlord's terms and move on to better things overseas. Speak to your company to see if they are able to assist you in this scenario.
