Hi,
myself(owner & sole earner) and my wife(essential occupier), both PR, bought a HDB. After 5 years, if we buy a condo under my wife's name, with 99% share under my wife and 1% under my name(since I'm the sole earner). Will the ABSD be applicable to my share of 1% only?
Will I be able to use my CPF and salary for instalments towards second property? Please advice, thanks!

Good morning,

Sorry to inform you that SPR household (all owners are SPRs) has to dispose off their HDB within 6 months from purchase completion if they decide to purchase a private property.

Do refer to the link below under the heading "exercise the option to purchase":

Unless you convert to Singapore citizen, you will be able to hold on to the existing HDB and purchase a private property.

Assuming you are SC while wife is SPR, even with your above ownership percentage, 20% ABSD (higher of SC with second property count vs SPR with first property count) will be based on the whole purchase price and not your 1% ownership. You will be eligible use your CPF after setting aside Basic Retirement Sum if you have utilised OA funds in existing HDB.

SPR households are ineligible to purchase a private residential property if they are currently owning a resale HDB and intend to retain the property. They are required to dispose the HDB if they intend to purchase a private residential property, unless 1 of you convert to a Singapore Citizen.
