Hi, my Wife and I are SPR. We plan to buy resale HDB next year once her PR reached 3 years.

May I know for a property value of about 700k, how much we need to prepare/pay in both cash and CPF?

Hi Sir

There are many factors to take into consideration, including age, remaining lease of the HDB flat, mortgage servicing ratio and maximum LTV.

Without benefit of the necessary detailed information (and we simplistically assume the best case scenario for you), as SPRs going for resale HDB as your 1st property, you will have to go for a bank loan at maximum 75% LTV, and there is a minimum 5% cash component (before other costs).

Hi,

Congratulation for going to meet the criteria of purchasing your 1st home in Singapore.

As SPR, you are not eligible for HDB loan thus you have to get your financial plan via bank. Unless one of you manage to convert from SPR to SC.
With $700k flat in mind your saving cash + CPF needed shall be as follow:

(1) 5% = $35k (cash)
(2) 20% down payment = $140k (cash and/or CPF)
(3) BSD (~3%) = $15,600 (cash - can be reimburse using CPF if there are sufficient in existing OA, not later)
(4) ABSD (5%) = $35k (cash - can be reimburse using CPF if there are sufficient in existing OA, not later)
(5) Legal fee = $2~2.5k (cash)
(6) mortgage stamp duty fee = $500 (cash)
(7) Caveat + misc + insurance = $600 (cash)
