Hi, my wife and I are currently staying at blk 14 upper boon keng road and would like to sell the unit. How much is the valuation and COV for this area? We are also considering buying another flat or condo in the bedok area.

5 room flat should be around $610k with possible COV asking of around $40k to $80k. The actual selling price would depend on your unit's facing, level and condition.

As for the purchase, we would need to work on your next possible financing options, along with your income and credit status.

There is a mixture of 4rm and 5rm flats at 14 upper BK. You did not mentioned yours is 4rm or 5rm. Nevertheless,

For 4rm, the recent transaction in the vicinity is at blk 13 mid floor, at $540k.

For 5rm, the recent transaction at blk 14 high floor unit, at $750k.

You can take the above mentioned prices as a guide.

If you are serious in selling, you should proceed to do an official HDB valuation. I can assist you with that.

The transacted prices can only be taken as a probable selling price you can be looking at as we do not have a slightest of idea on how the conditions of the transacted units are in comparison to yours. Boon Keng is a highly sought after area therefore if you price your unit reasonably, I believe it should sell in a good time frame. I would love to share with you more about what you can be expecting in the sell and buy process as without proper planning, you risk putting yourself and your family with no roof overhead.
