Hi,
My unit in CCK is at the 10th flr, 2 doors facing and move in condition. Unblocked, privacy, convenient, 5 mins fm MRT and just a slight turn u will hit the KJE. Will it be too much if I asked for +-10 cash abv val ? Who normally set this maargin ? The owner or the agent ?

Neither the owner or agent sets the "margin". The RESALE MARKET does.

Perhaps we can discuss in details your flat type and also the profit that u likely to pocket with the current market.

Dun worry! Eventually, u still needs to agree with the selling price!

Good Day Seller,

Assuming your unit is in an excellent location and in a good condition, asking above valuation at +- 10k shouldn't be a problem, you can check your surrounding similar units currently selling to have a feel on current market prices.

If your pricing is marketed correctly, high chances to sell off in less than 1 month, or even shorter.

Usually the selling price will be set by owner, and advise by agents whether its a resonable selling price.
