Hi, my tenants want to terminate the rental agreement within first month of tenancy whereas the minimum occupation period mentioned in the agreement is 5 months. The dispute came due to late cooking as they want to start cooking by 8.30 PM and finish around 11 PM. The agent helped us to get the tenants suggested them to move out within this month and the deposit can be forfeited. I would like to know whether the 5 month minimum occupation period is just for paper and they can move anytime with 1 month notice or equivalent rent. Now the agent told us to find new tenants ourselves. can somebody tell me what is the terms for a agent and minimum occupation period as per law. Thanks in advance.
