Hi my tenant who has left my house after 3 years of lease has left the house with damages.
1. the floor has a huge rust stain from the chair (have to change the tiles)
2. the kitchen drawers, 2 big and 1 small cannot close fully, leaving a gap. They need to be replaced. moreover there stains inside the kitchen cabinets which cannot be removed as well.
3. the toilet sink has many hairline cracks
4. can I also check if the fridge needs repair is it under the landlord or the tenant? (I paid for it by the way, 1 week before they shifted out)

Now they are asking for their security deposit back saying that all the damages are normal wear and tear.

Can I use their deposit to rectify all the following?

Dear landlord,

Basing purely on your description, assuming that the defects mentioned is a result from Tenant's usage, you may look into having them rectify the defects within certain time frame, otherwise, you may look into rectifying these damages using the deposit. It is best if you can speak to the agent who have brokered this rental transaction to run through all these.

Hi, you may like to get your servicing agent to liaise for you for all these repairs. And yes, you could carry on and to use the security deposit to offset all these repairs and only refund back the remaining amount to the tenant.

Hi,

If your unit was tenanted via agent, you can get your agent to resolve these issues with the tenant. If not, you need to list out all the damages and also the cost for such repairs.

I suggest that you talk to your tenant instead of just deducting off the security deposit.
