Hi, My spouse (sPR) and myself (SC) have own a fully paid HDB and met MOP. we are planning to buy a condo but still owning our HDB unit. are we eligible to buy a new/resale condo under our name? or do we have to sell it? your input is appreciated. thanks.

Hi

As long as you are SC and have met the MOP for hdb, you can purchase another property. Do note ABSD applies. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Good afternoon!

You may keep your HDB and purchase a new/resale condo as your second property. However, do note that Additional Buyer Stamp Duty for your second property will be 10% based on the PR.

Alternatively, you may choose to sell your HDB and buy 2 condos - 1 under your name, 1 under your spouse. This way, 1 property will not have any Additional Buyer Stamp Duty and 1 property will only have Additional Buyer Stamp Duty of 5%.

As per your plans , you can buy a private property while keeping your hdb , but a hefty sum of stamp duty 3% plus another 10% ABSD payable .

Alternatively you can consider selling your hdb and buy a EC executive condo which is highly subsidized.

Or sell your hdb and buy a condo concurrently.

Dear Sir/Mdm,

You will be allowed to keep your HDB while purchasing the condo. However, my recommendation is that you purchase the condo under your own name since you are a Singaporean so as to save on the Additional Buyer Stamp Duty (ABSD).

You will only need to pay an ABSD of 7% if you buy alone instead of 10% if you purchase together with your wife.

I believe that you have already taken note that ABSD is applicable for the planned condo purchase, therefore are you having 2nd thoughts about keeping the HDB at this moment since you will enjoy ABSD savings if you decide to sell the HDB.
