Hi, my spouse and I are currently in our late 30s. We have a fully paid HDB flat and are looking to purchase an old freehold condo for investment/ retirement. We are looking at between 80sqm to 100sqm thus any suggestion? We have about 450K cash and 170K OA combine without other loan commitment.

Hi,

May I understand if you have plans to move into the condo in the future? Freehold developments clusters are typically away from amenities, which reduces tenant demand and thus it may not always provide the best returns.

Do note that for 2nd residential property, ABSD of 7% applies. You can loan max 80% without any housing loan at the moment.

Good day sir / madam .

As per your plan , it is a good investment to have a extra freehold property including collecting rent , however the gains are far reduce because of the 7% ABSD payable for 2nd property .

Another possiblity is a mandatory sell off your hdb within 6 months AFTER collecting key to your freehold condo , therefore CLAIM back your 7% ABSD paid . Your family need not sell off the hdb until the condo is ready to reduce the hassle of shifting twice . This procedure involve paying 7% ABSD and claiming back later .

Or if you prefer , sell the hdb before buying the condo, straightforward no need to pay ABSD , but incur the inconvenience of shifting twice unless the buyer of your hdb is agreeable to grant your family 3months extension stay during the interim period after the hdb sales completion . ( subject to negotiation )

May I know your rationale behind buying an old freehold condo? If you intend to stay in the condo and rent out the HDB then it will make financial sense. However, if you intend to rent out the condo instead, the yield will be very low. You may be better off getting a leasehold property near MRT to attract tenants easier and obtain a higher yield.

Your finance looks good. It will depend on how much loan you are eligible for and how much you wish to leverage. Have you done any in principal approval with a bank yet?

As your current HDB unit have being fully paid, you can obtain max of 80% loan for the upcoming purchase. Are you more concern on the cost of purchase or the location of the unit? Are you looking at renting out your HDB and the condo? There might be other options if your financial status permit.

Good choice!

Older condos are value for money as they are larger and cheaper on a psf basis. Go for those with En-bloc potential or price appreciation potential. And you can get one for between 800 K to 1.15 mil, which is good as you won't get too heavily exposed to loans.
