Hi, my property's title deed is under a joint tenancy and my husband just passed away recently, so I became the sole survivor. As the place is rather big for my shrinking family, my family and I feel that we want to change to a smaller unit, hence I need to sell this unit. However the title deed is still in both me and my husband's name. Since I am the sole survivor in a joint tenancy:
1)Do I need to change the title deed to my name first before I can sell my property?
2)Can I sell it without changing the title deed to my name?
