Hi, my parents property's title deed is under a joint tenancy and my dad just passed away recently, so my mum became the sole survivor. As she doesn't want to manage this property anymore, hence she wants to sell this unit. However the title deed is still in both my parents' names. Since my mum is the sole survivor in the joint tenancy:

1)Do we need to change the title deed to my mum name first before we can sell the property?
2)Can we sell it without changing the title deed to only my mum name?

Good morning,

Firstly, my condolences for your lost.
With the death certificate, you can proceed with transmission of the unit and have the ownership transferred under your mum's name. Once this is done, she can engage an agent to market the unit and sign the OTP accordingly.

Hi, so sorry for your loss.... Yee your mum does need to change the title deed first, from 2 person name to 1 person name before she could proceed to sell.

My condolences about your loss, I hope you have been managing well. In this case for joint tenancy; the full ownership of the property will go to your mum. You will need to do an update with SLA about this, before the property can be marketed.

You will need to visit the Singapore Land Authority, 55 Newton Road, #12-01, Revenue House, Singapore 307987 between 8.30 am and 1 pm, Mondays to Fridays to inform SLA of the passing of your dad with The Notice of Death and the Lodgment form. You can download The Notice of Death from the SLA website.

Once this is updated, then you may start marketing the property.
