Yes you are able to use cash or assets to pledge or unpledge to obtain a higher loan amount. Care to share where you are looking at? Let's work out the figures before you committing to any property purchase.

Hi,

1) Using TDSR assessment if you are at 40yrs old and below you should be able to get a mortgage loan of around $299k.
2) If you are 41 yrs old and above, every yr increment your loan will be reduced by around $8k+ each yr.
3) According to your information, you have sufficient for a $1M~1.2M property.
4) You may do pledging to get a higher loan using your stocks/cash.
5) The mortgage banker will be able to assist you with the value of your stocks.
6) I can introduce some bankers to assist with your assessment if you are keen.
