Hi,
My mom rented out one of her bedroom. The rental agreement is for 12months. The tenant had agreed to pay for SP bills. What should my mom do:

1) The tenant had now stayed for coming to 11 months and now is moving out without giving my mom advance notice.
2) Did not pay her SP bills for a few months and now owing $580.
3) She did not pay for last month and this month rental and said using her deposits to cover.

Appreciate your kind advise. Thank you very much.

Hi Jasline,

I think you mom need to stand firm and stick to what has been agreed on the room rental agreement. She as the landlord has the right to demand payment from the tenant, and chase the tenant out of the house if there's any delay or default in payment.

Also, is the agreement stamped? If not, it may not be valid, and the tenant may use this to deny all these agreement that she has promised initially.

Should you need any further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you and your partner in the current market.

Thank you.
