Hi, my husband & I are both Singaporeans.
He owns a fully paid off HDB.
I wish to buy a condo by myself, looking ard 1m, 2 bedrooms.
May I ask around how much for downpayment? I’ll be the only loan applicant.
Wish to know about the finances commitment before I start my search.

Good morning!

Since you do not own any residential property in Singapore, you will be eligible for up to 75% loan, subject to your loan assessment based on your income and age. The balance 25% has to be financed by cash (minimally 5%) and CPF funds. Do take note that you will also be required to pay Buyer's Stamp Duty of up to 3% if your purchase is below $1m and can be financed by CPF too.

Supposed you are eligible for full 75% and loan tenure of up to 65 years old at an interest rate of 3.5%, your estimated monthly mortgage is just under $4,000. Do take note to factor in the monthly maintenance fees of the condo as well for your financial considerations.

Assuming :
Loan amount: $750,000 loan
Loan tenure: 30 years tenure
Interest rate : 4.5%,
Your monthly instalment will be about $3800

On top of that you would need to set aside funds for

Valuation fee : $300
Insurance : $40 - $100 depending on insurer
Property tax : $300
Maintenance fee : $300-$400 depending on the number of people sharing the maintenance fee

The first step you should do now is to speak to a banker to ascertain the amount of loan you can qualify for. The maximum loan you can get for a private property purchase is up to 75%, subjected to TDSR requirements.

Assuming your income can qualify you for 75% loan, you will need to fork out the balance 25% as downpayment. Out of this 25%, 5% has to be in Cash, while the balance 20% can be from your CPF.

Stamp duty for Singaporean's first property purchase on a $1m property is $24,600. Mortgage installment will depends on your loan amount, loan tenure and interest rates you're getting. For a $750k loan for 23 years, it's estimated $4000 monthly.
