Good morning from Singapore.
Raffles Place MRT is the interchange for East-West (Green) and North-South (Red) MRT Line.
In my opinion, looking for somewhere within 5 MRT station away from Raffles Place MRT station will be great.
District 3, 7 and 11 will be ideal.
Your budget is good enough for your requirement.
Stamp duty must be paid by tenant and the amount is subjected to the rental period and monthly rental.

Hi, there are several condo around Raffles Place area and thus you would have some choices to make. Stamp duty is to be borned by the tenant but as for the commission, you do not have to pay any if you are going for a 2 years lease as your servicing agent will share the commission with the landlord agent. 1800sqf space in Singapore at $5000 budget range are usually for older projects. The newer and modern projects typically do not boast such spaces, aside from penthouses and ground floor units. In terms of commission, in a typical scenario where landlord's agent is sharing with your appointed agent, you do not need to pay, however, do take note that it is not a standard or requirement that landlord's agent has to share therefore if you are not prepared to pay the commission, you have the tendency to miss out on some choice units.

As for the stamp duty, it is to be borne by the tenant and calculated as 0.4% of the total rent payable for that rental agreement.
