Hi, my hubby and I owned a 5 room hdb ( fully paid ) and a private one bedded condo ( outstanding less than $400k ). Shall we hold for the 2 properties or shall we dispose one and buy another private at prime area? We are not sure if private or hdb will appreciate more in the future. We are not subject to ABSD when we bought our 2nd properties.
Pls advised.

Hi,

It depends on the location of your 2 properties, and the upcoming developments in the locations. Generally speaking, capital appreciation of HDB is usually lower than private condos, as your buyer pool for HDB is smaller than condos.

I would say for your 1 bedder, its more for rental yields than capital appreciation as the latter is limited. Or perhaps you are staying there now or renting your HDB? If you dispose one now and purchase another, ABSD of 7% is payable, CPF usage will be restricted due to minimum sum requirements, but you still can take 80% loan.

Afternoon,

As your private property is still on mortgage, it would be good to sell it away first. This would then allow both of you to obtain up to 80% loan for the purchase. However, do note that ABSD will be payable.
If you opt to sell away your HDB unit, you will only be eligible for max of 50% loan for the upcoming purchase.

Your enquiry is on the superficial level therefore it is unlikely to bear any meaningful advise end of day from my observation. Very importantly, why are you looking at purchasing another property? Are you currently staying in the HDB or 1 bedroom private property?

End of day, in today's real estate context, I always advise my clients to look into the financial profiling, if getting another property will stretch their finances badly or not. If it is comfortable to do so, then we will look into how best can we create savings out of this next purchase and manouvre the property portfolio accordingly instead if blindly following the regulations on ABSD or LTV.
