Hi, yes it could be one of the reason. Every buyer have a certain preference when they buy a unit, Some of them do not like pool view at low levels as they feel a lack of privacy. When there are multiple units in the same development selling, and the one at a high floor is asking for a similar price, people will naturally lean towards the higher floor units. Good morning James,

It could due to other factors not just the asking price.

1) are there many similar units in same project or surrounding projects up for sale at the same time?
2) is the layout functional?
3) are there other better facing than pool view?
4) is seller requesting for other conditions like free extension after completion?

All these might also affect the sale process.

Hi James,

Selling price could be one factor. If its 10% to 20% higher than recent comparable last transacted, the bank may not be able to match their valuation to asking price and as a result the buyer has to come up with more cash or cpf down payment which deters them from going ahead. The other thing is good facing is to some degree subjective. Some may feel pool view is more appealing, others may feel the noise levels are higher and will avoid or generally avoid lower floors.

Pricing may indeed be a factor. Additionally, some buyers may avoid a swimming pool view on lower floors due to concerns about potential noise and privacy issues.

The unit's lack of movement could also be attributed to more attractive listings within the same condo, such as those on higher floors, with reasonable asking prices, no need for extension, better layouts, and better overall conditions and so on.

There are many factors that will affect why units are not sold. Price is just 1 of the factor that may put off potential buyers. If you are referring to resale projects, the facing itself even if it is pool facing, may also be facing other amenities like BBQ pits. Also, the number of competing units on sale could also be another factor affecting the sale.
