Hi Maplewoods specialists,I have a newly renovated (brand new kitchen) 4 bedder in Maplewoods, quiet facing,knowing the market is bad now,whats the market rate for rent? as I am aware some are 4k something,but those r road facing or original state no renovation done .so I wonder whats the market rate for mine,Thanks regards miss yang

Rental pricing aside, you have allowed too many agents to market this property to the extent that your interest in terms of pricing is loosely guarded. You may wish to relook into the strategy of marketing this property for rent.

Dear Ms Yang,

I would like to share with the latest rental transaction in the month of April at Maplewood.

There is total 13 transaction, and 4 of them are 4 bedder. The transacted rental are between $4,000 to $5,000. We don't know the facing and condition of the unit transacted.

However, what I know is that there are still many 4 bedder vacant at Maplewood and competition is strong. Typically for rental, if your unit is newly renovated with good facing, tenant will be more inclined to rent your unit however that does not necessary mean the tenant are willing to pay higher rental. As you had mentioned, market is bad now and tenant have many unit to choose.

Thus, in my honest opinion, I would suggest you look no higher than $5,000 if you want to rent out the unit quickly.
