Hi,

I've a fundamental question.

I'm planning to buy a private property, which means I have to sell my existing 3 RM flat in Clementi (near AYE) with in 6 months.
If I'm unable to find a buyer within 6 months, I have to return it to HDB. Then, what will be the price I will get from HDB?

I want to know approximately, at what rate HDB will buy back, compared to market rate.

Afternoon,

As per your enquiry, I would assume that you are SPR. If you have put in effort to market your unit but have no offer throughout the period of marketing, you can write into HDB and request for extension. The extreme worst case will be having HDB to buy back from you at 90% of HDB valuation pricing.

Thanks for your enquiry, and I understand your concern. Typically, selling in the open market will fetch a better price. If you can't find a buyer within 6 months, you can request HDB for extension but approval is on a case-by-case basis.

Hi Mr Ravi,

Technically 6months is more than enough to sell a property unless there is restrictions to the sale like ethnic group restrictions. It is advisable to do your sums properly or even secure a buyer for your property before committing to your purchase.

Dear Ravi,

You can choose to sell first before you buy. There is a new HDB rule that the seller can extend stay at the flat for up to 3 months, of course subjected to buyer consent.

If you choose to buy first, we can always work out the timeline. As long as you are asking for fair market value, it should not take more than 6 months to get a buyer for your flat.

Good Day to you Mr Ravi,

If you are a SPR, you will need to sell your HDB flat within 6 months of your purchase of your private property.

Should your asking price be reasonable and if the agent is committed enough, it should not be a problem looking for a buyer within 6 months.
