I would say it all depends on what is stated in the initial Tenancy Agreement. If there is a clause in the TA that states that the agent is entitled to renewal commission, then you will be obliged to pay the agent his commission.

Hi Victoria, if you have signed on the renewal commission form during the start of the lease, then yes your servicing agent is entitled for the renewal of commission.

The renewal fee for agents (if any) is to be discussed and agreed upon at the onset of the lease (before tenancy agreement is signed)

Renewal Fee (for the same Tenant) can be :
1) 0.5 mth for 12 mths lease (usual but not compulsory)
2) a fixed amount eg $500, $750, $1000 etc
3) NO Fee (ie $0)

It has to be mutually agreed at the onset.

If the agent doesn't agree to your terms, you can engage another agent

Eg if the rent is $6000 per month, owner's may not want to pay another $6000 for a 2 year renewal lease (in this instance, owner can opt for a fixed renewal fee eg $2500)

Eg if the rent is $1600 per month, and the Tenant renews for 1 year, Owner can probably pay 0.5 mth ie $800

and so on

Eg Owner may want to specify that renewal fee is payable for the 1st renewal and there will be no renewal fee payable for subsequent renewal
