Hi I'm left with 15yrs to pay up my current EA but would like to move nearer to my SIL at Choa Chu Kang MRT station. Do you think its the right time to sell my EA and consider 5rms with 4 bedrooms as i have 3 elder-lies and 2 kids.

Care to share more information with me so I will be in a better position to advise you.

1) where do you currently stay in?
2) reason to move near to your SIL?

Currently its the time where you sell low and buy low so I think if you are financially capable and feel there's a need to shift to CCK, you can seriously consider about it provided the financial plan that I will be drafting out for you make financial sense. Because you mentioned you left 15 years more to fully pay up your EA, you might be reluctant to take up a longer loan tenure with higher mortgage repayment.

Do share with me these information as well:

1) outstanding loan amount
2) utilised CPF OA funds with accrued interest
3) current cash on hand
4) unutilised CPF OA funds

If its for family reasons, I think whether to move you will know best. Do note that current market is a bit slow, hence you may fetch the highest price for your EA. It is difficult to ascertain if it is right time to sell in terms of dollars and cents, as there are intangible benefits involved for your situation to move near your SIL, which I believe could be to assist in taking care of the elderly and such arrangements can rate highly in terms of intangible values.

Nevertheless, if I were to sum up the current resale market, whenever there is a need to purchase after sale, it is usually sell low and buy low or sell high and buy high. In your scenario, you will just need to ensure that you are eligible to undertake a housing loan for your purchase based on your existing income and age even after considering the sales proceeds from your current property.

for hdb there is never the right time to sell, well if you sell now you will benefit you when you buy as you also buy cheap but when the market goes up than you sell high and than the buying is also high unless you willing to compromise with low level units and not renovated. so if you asked me, 1st question: isit a must to move, if yes how much should i sell, how much i would make? hope to hear from you soon...
