If you are SC and have met the MOP of 5 years, yes you can purchase a 2nd residential property. However, ABSD will apply and your 2nd loan will be max 50%.

you are eligible to hold HDB and purchase a private property as long as your household has at least 1 singaporean. You should have fulfilled your MOP since you purchased it in 2005.

But do take note of these cooling measures:

1) max 50% bank loan if you have outstanding loan for HDB
2) 7% ABSD as this will be your second property
3) you have to set aside basic retirement sum of $80.5k in your CPF OA + SA first before you can use the excess CPF OA funds in this purchase

Afternoon,

If you are SC, you are eligible to purchase your second property without the need to sell away your current HDB unit. However, if your current unit is still on mortgage, you can only obtain max of 50% loan. You will also be required to set aside the CPF minimum sum before you can utilize the balance CPF monies for repayment. ABSD of 7% will also be payable.

Yes you can! In fact, it is a good idea to purchase and stay in a condo while renting out your HDB to generate a passive income.

However you will need to take into account the following in your planning:

1. Additional Buyer Stamp Duty of 7% (on top of normal stamp duty of about 3%)

2. Need to set aside Basic Retirement Sum of $80,500

3. Maximum loan eligible. 80% of valuation if your HDB is fully paid, 50% if HDB is not fully paid.
