Hi, I'm a SC currently working overseas for the past 9 years. I'm in process of buying a resale HDB flat. I've read some of the answers about renting the whole place while working overseas which is possible, sometimes with an appeal. My question is as I'm already working overseas for the past 9 years, will this work against me if I tried appealing to rent the whole place out? How soon after I finalize the purchase should I start appealing to rent out the flat?

Good afternoon buyer,

you will have to appeal in order to rent out your unit since it will be within the 5 years minimum occupation period and it will be based on a case by case basis.

You can appeal once you become the legal owner but do take note that the minimum occupation period will be only start when you physically occupy the unit.

By the way, have you purchase the unit? If not, private housing might be more suitable if finances permit.

Hi friend,

If you enquire with HDB, chances are they may even tell you that you should not buy.

One main policy of HDB is that the flat is for own occupation.
They will encourage you to BUY only when you are returning to Singapore.

I have 2 clients in similar situation as yourself. and HDB has advised AGAINST them purchasing, even for resale flats.

In short, "subject to HDB approval". Regardless whichever HDB resale u buy, you only have to ask yourself 1 golden question "Am I ok to put down $500K, and not get back any cash proceeds should I sell in another 5-10 years time?"

Good morning,

It would be ideal to purchase the HDB unit first before appealing your case for the rental. As MOP have not been fulfilled, all such appeals are subjected to approval based on case-by-case basis. I had experienced a few cases where the appeal went through. However, it would be good to note that such approval on the rental needs to be renewed constantly. Therefore, if you are looking at staying overseas to work for the next 3 to 5 years, this might be something to ponder on.

Hi,

Approval is based on a case-by-case basis, and there is no guarantee that HDB will approve your appeal.

Question now is, if HDB rejects your appeal, are you ok to leave it vacant for the next 5 years?

Even if HDB were to approve you to rent out, do you know that when you will still need to fulfill 5 years MOP before you can sell off your HDB?

This means that if you were to get approval to rent out for the next 5 years, you are still not able to sell off the HDB after 5 years. You will need to come back to Singapore and stay 5 more years in your unit, before you can finally sell it off. Is this what you're looking for?

If you're looking for something for investment and rental purpose, I think you're looking at the wrong direction. You should seriously consider private properties instead of HDB resale flats.
