For Progressive Payment Schemes, the 80% of the bank loan will be disbursed by the bank upon the beginning of construction. The first 10% of the loan will kick in only when the foundation works are completed for example. When this happens, the bank will notify you that the loan installments have begun.

The installments will be inforce throughout the loan duration. The installments will depend on the stages of construction, and when you buy into the development.

Refinancing can occur at any point in time, what you need to negotiate with the bankers here is about your refinancing clause to allow you to refinance at a time and condition of your choice.

I guess you r planning to invest in The Greenwich which I am conducting roadshow in Seletar and Jln Kayu areas these days.

I congratulate you for making a consideration to invest in this, probably you r thinking abt the 1 bdrm or 1 bdrm SOHO.

As only NPS is the payment scheme, after the 1st 5% booking + 15% payable during S&P exercise, the bal 80% will be payable in stages depending on the Proj construction timeline. Bank loan has to be secured and contracted between you and the bank and this amount will be disbursed from the bank to the developer according to the payment structure.
The first 10% of the bal 80% is payable usually after the completion of the foundation and this is usually abt a year.
I have the payment structure and hope to explain to you in person.
