Hi, Iam SPR, Planning to buy resale Condo Flat (S$1,400,000), How much Cash I need total? including all Taxes & Fees. Currently I have CPF OA fund S$80K. Please take note I'm first time buyer.

Good afternoon Rambabu,

There will be a initial outlay of 20% downpayment (5% cash and 15% CPF OA funds or cash) provided you can obtain 80% bank loan, estimated 3% buyer's stamp duty, 5% additional buyer's stamp duty as SPR, $2500 legal fees, valuation fee, $500 stamp duty for mortgage and other misc fees.

You will need at least $312k cash if you take your $80k CPF OA funds into consideration.

Will you like to speak to my banker first so he can gauge how much loan can you obtain.

Hi,

For a SPR purchasing a private condo of $1.4mil, breakdown as follows:

Cash 5% 70k
CPF 15% 210k
Max Bank Loan 80% 1.12mil
Stamp Duties approx 8% 112k
Legal fees approx 3k

As your OA has only 80k, the shortfall of 130k (210-80=130k) has to be in cash. Meaning to say, the total funds you required within 8 weeks if you book a unit today is (cash + cpf) = 395k
