As you are looking for unit within a particular block, it would be easier to work out on your financial competency. This would allow planning on your budget and give you a piece of mind for the purchase.
The current estimate value for 4NG unit in Serangoon North Ave 1 is around $350k to $375k, with COV asking of around $25k to $40k. the estimate valuation for 4A unit within the same area is around $400k to $415k, with COV asking of around $35k to $50k.
With such difference and precise hunting, we would need to work out a plan so that you know where you are heading for.

Firstly, I would like to point out that the 4A at Blk 143 is about 103sqm.

If you are looking at 122sqm, it will be 5 room instead of 4 room, the current market rate is about $500k. No one is selling at Blk 143 right now.

The current market rate for your 4NG is about $375k to $400k.

If you are thinking of selling, may I request for an opportunity to present to you my marketing plan. I will also work out your financial plan and answer any query that you might have.

I am currently marketing a unit at Blk 107 at Serangoon North Ave 1 and might be able to swing buyer over.
