You may use contra as you are selling and buying at the same time. However, in contra, you need to do planning on the timing on the sale completion. Also, working out your financial is important.

Firstly, I would like to point out that the 4A at Blk 143 is about 103sqm.
If you are looking at 122sqm, it will be 5 room instead of 4 room, the current market rate is about $500k. No one is selling at Blk 143 right now.
The current market rate for your 4NG is about $375k to $400k.
