Hi, I would like to rent out spare rooms (1 common and 1 master bed room) on my recent 4R resale purchase. I would like to understand a few things:-
> I prefer to rent to female tenants since I’ll be staying in the unit too. Will this affect my chances of renting out the master bedroom, since it usually appeals more to couples? If I rent the master bedroom to a couple, will it reduce my chances of finding a female tenant for the common room?
> How does the commission work if i engage an agent to assist on this (do i pay commission on both rooms rental in total or each room upon the signing of lease agreement?).
> I have not furnish the room except built-in wardrobe, what are the things i need to purchase before i put the rooms out for listing?

As for the furniture wise, may I suggest that you leave the room vacant and don’t purchase anything just yet.

Usual furnishing requirements for bedrooms:

1) Bed(s)
2) Wardrobe
3) Aircon
4) Fan
5) Study Table

I honestly do not feel that it will reduce the chances of finding a female tenant if master room is rented out to a couple but of course I am not saying all female tenants do not mind.

More importantly is the overall environment as well as convenience of the place, and also the house rules applicable like cooking, laundry, aircon operating hours and usage of common facilities like kitchen, refrigerator and living hall. Some landlords do not allow tenants to use living hall and dining.

If you’re renting out while staying in the same flat, you can definitely state preference for female tenants — it won’t stop you from getting enquiries, but you’re right that master rooms often attract couples. If you want to avoid that mix (since it may affect the vibe with your other tenant), just state “single female tenant preferred” clearly in the listing.

For agent commission:
• Typically half a month’s rent for a 1-year lease (or 1 month for 2-year lease) per successful rental.
• If the agent helps rent out both rooms, you usually pay commission separately for each room upon lease signing.

For furnishing:
• At minimum: bed frame + mattress, aircon/fan, curtains, basic lighting.
• Optional but useful: desk + chair, side table, storage space.
The more move-in ready the rooms are, the easier it is to attract good tenants quickly. Read More
