Typical market rate is 1 month comm+ 7% GST for 24 months lease, pro-rated accordingly. If you were to get a sole agent to market, its better to work with someone you are comfortable with and is doing this long-term, so as to safeguard your interests. Thanks and hope to assist further.

2 years lease : 1 month rent + GST
1 year lease: 0.5 month rent + GST

It is always better to engage one salesperson to handle the rental of your unit to have a better control over your optimal price to prevent price wars. Consumers would want get to press for the lowest possible price which is highly plausible if you were to engage more than 1 salesperson. Dear Landlord,

The agent fees are: 1 month rent as comm + 7% GST for every 24 months. For shorter leases, it'll be pro-rated accordingly.

It is always advisable to choose 1 agent as compared to a few due to "price war" with some agents marketing your unit at a lower price as you may have advised. For eg you want your unit to be marketed at $3000 but there might be some who market it for lower at $2800 and due to this, an optimal price can't be achieved.

The fees is a standard rate of 1/2 month rental for every 1 year lease. In my humble opinion, it will be better for you to engage someone whom you can trust and is comfortable with to market your property on an exclusive basis. In this way, the property will be able to get maximum exposure and your interest will be best protected.

Sometimes, having too many agents will result in a lower rental price and agents try to outdo one another to secure the deal.
