Here are some of my own opinions.

For the "safe" investors, the place to consider would definitely be condos that are located in D9/10, the prime district. As its the "prime" location in Singapore, it is definitely short of supply and hence the demand will ensure its continued growth. The same for freehold in CBD area if you manage to find any.

However, do take note that if you talk about these properties, the higher quantum would mean a lower rental yield even though both will appreciate with time. When i mention lower rental yield, i meant that properties in the prime areas you buy now are likely to be lower than what you can get in other areas.

Another area you can look at would be in the Growth areas in Singapore. These are locations which are under development from the URA. The future developments planned by URA will increase the value of the properties in the area. One example with past performance would be The Sail. If you would have bought the Sail before the Marina District was developed, you might have been the one that earned more $1M from a 2 bedroom by now, a period of 3 years, as one of them did. And take note, that the Sail is a leasehold property.
