Hi I would like to know if changing a new Water Heater (the type installed in the false ceiling of condo bathroom) included under clause of "Minor Repairs" ?
The Water Heater is leaking and Landlord's plumber had advised cannot repair and needed to replaced with a new one.

It depends on individual tenancy agreement. Minor repair clause is applicable only on minor repair, for things beyond repair, technically this clause is not applicable. Key thing here is landlord's plumber has advised that this is beyond repair therefore a replacement should be done and borne by the landlord if there is no other clause that states that such replacement also has cost sharing involved.
