Hi, I would like to find out whether I can really afford to purchase a 3 room resale HDB in the open market. I am above 35 yrs old and single. I have about 130K in CPF. Cash on hand is 50K. I am self employed and average monthly income is 2K. Will I be able to manage to get a 3 RM resale in Jurong West area, which current value is between 290K to 350K. Could anyone advise on the financial aspects of it? Rough estimate on the monthly mortgage would be appreciated. Thanks!

Hi, If you taking a HDB loan to finance your purchase, I would advise to apply the HLE first to check how much loan you are granted. Or if you are taking a bank loan, I can get bankers to assist you. Morning, Being self-employed, you will need at least 3 years tax statement to secure your mortgage loan. With the TDSR, you might want to check out how much loan you can get from HDB. Based on the amount of CPF and cash you have at hand, assuming that you have purchased a unit at $350k, you will need at least $180k loan. Hi, I believe you might be able to get a loan of between $200-$215K. Do consider applying for HLE as well to find out what is the highest loan you can get. Dear Sir/Mdm, Thanks for your post in Propertyguru Basically you are eligible to purchase a flat but the finances part, we may be running a little tight with the Mortgage Servicing Ratio (MSR) and Total Debt Sericing Ratio (TDSR) in place. As you mentioned you are self employed, the banks may not use $2K per month to calculate your loan but maybe lesser. Based on MSR of 30% of your 2K, you can only use about $600 to pay for monthly instalments but if they use lesser than 2K to calculate then your ratio for monthly repayment will even be lesser.
