hi i would like to find out more about hiring an exclusive agent to market my property for sale. I understand that an exclusive agent will sign an agreement so you cannot get anyone else to market within a period of time. However, it is not clear to me why sellers would sign such agreements - what's the upside? is there less commission charged? otherwise you are committing to using only one agent who may not be able to close the deal and waste your time. thanks!

Hi Liping,

That's the tricky part. It's always advisable to speak to a couple of agents first before deciding which is capable of achieving the result in no time.

Why exclusive?
It sounds more logical if you have more people marketing your project, the tendency of a closing is much higher. No doubt there will be a lot of activities but there will also be a lot of unnecessary viewings/repeat viewings. Things that will take up a lot of your time. It's definitely not suitable for busy people. Certain times, the agent won't be motivated to market your unit since he/she is aware that many people are doing so too.

But when you sign with an exclusive agent, this person will put your interest ahead of anything. There will not be any under-cutting or any conflict of interest. Your agent should be able to manage everything for you nicely while you're busy at work. This is our job.
Finally, there's no lesser commission charged but there's always room for negotiation between you and your agent since there's trust in the first place when you signed the exclusive.

I hear you. In fact, many owners are reluctant to sign exclusive agreements because they do not like to be tied down and have this misconception that having multiple agents seal the deal quicker. Is this really true? And what are the pros and cons of signing the exclusive agreement?

Having multiple agents will 100% of the time result in greater hassles and headaches for the owner. Imagine receiving many phone calls daily to arrange for viewings. The worst part is, you'll have extremely little control over your price. For example, lets say you want to sell your place for 1000psf and you engage 20 agents to market your unit. Economics tells us that for every product, there will be only X demand for it, likewise it'll be the same for your unit.

There will only be X amount of buyers for your unit and the 20 agents are competing with each other for a share of the pie. So in order to grab more buyers, the agents will advertise lower prices, 990psf, 980psf etc etc. Why?

Logically speaking, buyers would be attracted to lower prices. Competition is fierce and price cutting is rampant so as to secure the larger share of the pie. Eventually, after burning much time over wasted viewings and constantly receiving so many lower offers, you're led to think that your unit is worth less. And the agents won't be motivated as they know its an "open" listing. Where's the control over price?

Liping, when you sell your home, you are selling something of great value. Why turn the whole process into a messy pasar malam? You deserve better.

If you do decide to engage an exclusive agent, do interview a few agents to see which one you are most comfortable with. A good exclusive agent will then be your single point of contact saving you precious time and energy.

There are more pros than cons in having an exclusive agent but I shall stop here. On a side note, if the market rate for your unit is 1000psf but you insist on 1500psf, then no number of agents, exclusive or otherwise will be able to seal the deal.
