Hi, I would like to check on the following;
1) is it possible to rent out whole hdb 2 room BTO?
2) if yes, how to appeal to rent out before MOP?
3) if not possible to rent out, can I only sell the 2 room BTO after MOP as resale flat?
4) if cannot rent/sell, what are my options if I no longer need the flat?
Kindly advise please. Thank you.

hi,

1)You cannot rent out the whole hdb flat before MOP (This applies to ALL the unit sizes, not just 2R)
2) You can write in appeal but it is very rare HDB will give approval
3)Yes you can sell the flat in the resale market once MOP is fulfilled
4) Before MOP, you can choose to - Surrender the flat back to HDB - Appeal (back to 2) - Wait till MOP to sell/rent whole flat

The options you laid out are limited because of HDB's policies. As my colleagues mentioned, you can only sell after MOP.

Nevertheless, it depends on what you are trying to achieve. Outside the routes you've listed, there are certainly more options you can take at this stage, whether you are thinking of investing in properties, progressing your assets, having a larger place to live etc etc... 1. Yes you are allowed to rent out your whole flat only after MOP.
2. HDB will consider your appeal on a case by case basis. Please feel free to share with me your situation so that I can assist you in the appeal.
3. After MOP, you may sell your 2 room flat in the open market.
4. If you no longer need the flat, you may consider appealing to HDB to allow you to sell earlier as well.

Hi

I assume your flat is 99 year lease 2-room HDB. You can only rent out whole unit or sell the unit after MOP is fulfilled.

Typically it is not possible to rent out before MOP unless special approval is granted like migrating overseas for a few years etc, but it requires appealing with HDB first.

HDB requires all to fulfill the MOP before renting out of whole unit or selling the unit can take place. Read More

1. **Renting out the entire HDB flat before fulfilling the Minimum Occupation Period (MOP) is not allowed**, regardless of flat size — this rule applies to all units.
2. While you can submit an **appeal to HDB**, approvals are **rare and usually granted only under exceptional circumstances**.
3. Once MOP is met, you are allowed to **sell the flat on the open market**.
4. If you’re unable to meet the MOP but need to act, your options are:

* **Surrender the flat** back to HDB
* **Appeal** for special permission (see point 2)
* **Wait until MOP** is completed to rent out or sell
