$2.8k will be a realistic price based on market requirements, but if your unit is a well renovated unit, you could put a premium for it at $3k or more.
Very subjective as most tenants do not need the house to be well renovated but move-in condition, of course there will also be tenants looking at nice units to feel comfortable.
