Hi Jon, to answer your question of whether to sell your property now till the property has built, it's about TIMING.
To be honest and basing just on the current situation, obviously it makes sense to sell it when the MRT is completed where it will give you optimum returns.

However, it depends also other factors such as the economy, the demand and supply... Hence, it's difficult to be exact when is the best time to sell. Possibily you can time yourself just when the MRT is about to complete.
With the current market pointing to a "slowdown" trend...you ought to decide.

Will you be able to advise the estimated completion of the MRT?

My general advise will usually be:

1) Are you looking to invest the profits generated from this sale into another property for investment? If yes, my advise is to start the marketing process now and concurrently, hunt for the next property worthwhile for investment. Your property will likely be of demand for potential buyers given the fact that MRT will be within 50m upon completion and the property's value will appreciate then. Leave some room for the buyer's to enjoy the appreciation, while you make use of the profit generated from the sales of this unit to invest into another unit which will likely appreciate as well. In this way, you have lost nothing but more to gain since the next property you invest in will likely have greater appreciation potential.

2) If you are not looking to invest in another property, you may wish to hold on to the property and maybe rent it out for passive income if this unit is not a self-occupied unit.
