Hi! I want to take on rent a condo somewhere in D 21 soon. The agents are asking for 1 month rent as commission for a 1 year rental lease.

Whereas, i feel and think that the agent should get the commission from the owner of the condo.

Or is it a system for the same agent to take commission from both the owner as well as the tenant.

Kindly advice Guru.

Good morning tenant,

Standard commission for 1 year lease period is 1/2 month rental plus 7% GST.

Normally landlord's agent will take from landlord while tenant's agent will take from tenant.

If your agent has been helping you to secure an unit, should he/ she get paid for his/ her services?

Will you expect to be unpaid for providing time and effort in doing your work?

Btw do take note that an agent is not allowed to receive commission from both landlord and tenant. This is dual representation which infringes CEA regulation. You can complain to CEA if there's such thing that happen.

Hi, if you saw an ad and contact the landlord agent directly before you drop by the unit to view, then you need not pay this agent anything as he or she collects the comm directly from the landlord. And by the way, it is the market norm that for 1 year lease, the comm payable is at half month rental fee.

Dear Tenant,

There is no standard in terms of commission payable for any transactions but the usual practise of commissions payable by fellow salesperson will be half month of rental where 7% GST is applicable on this amount. You will probably have to take note that a salesperson should not collect commissions from both tenant and landlord which is a case of dual representation.

If you are unwilling to pay commission for your rental, you may wish to seek clarifications with the salesperson you are calling everytime you make an enquiry. Let me know if you require further assistance.
